Gladstone Land: This Land REIT Suffers From Expensive Capital Structure
LAND
Published: May 06, 2025 by: Seeking Alpha
Sentiment: Negative

Gladstone Land, a farmland-focused REIT, saw its stock surge from $10 in 2020 to peak at $40 in 2022, only to drop back to $10. The company owns 150 farms across 15 states, focusing on fruits, vegetables, and nuts, avoiding volatile commodity crops. Despite solid long-term growth, it is high costs and expensive preferred equity which make the current dividend unsustainable, posing risks to common equity holders.

LAND
Published: February 26, 2025 by: Seeking Alpha
Sentiment: Positive

Gladstone Land's Q4-2024 performance was disappointing, with a 37% decline in FFO. We value the company primarily via NAV, as farmland is not the best cash flow generator. We like the preferred shares, but we are upgrading the common as well now.
